What drives the cost up (and down)

  1. Finish level. This is the biggest single lever. Going from a solid Premium finish to a Royale one can add over ₹1,500/sq.ft — more than the cost of the entire structure in some cases.
  2. Structural grade and design complexity. Larger spans, cantilevers, double-height spaces and irregular layouts use more steel and concrete and more skilled labour.
  3. Plot size and shape. Small or oddly-shaped plots waste material and slow the crew, nudging the effective per-sq.ft rate up. Efficient rectangular plots build cheaper per foot.
  4. Number of floors. More floors amortise the foundation and roof cost across more area, which can lower the per-sq.ft rate — but only within your plot's permissible FAR and floor limits.
  5. City and approvals. Gurgaon's premium market and sector-specific sanctions cost more than a straightforward Ghaziabad or Faridabad build.
